Also find out about marketing options for what you plan to produce. “In some cases,” says Tilmon, “the tax structure for farms may be a little lower than for other land uses. This is true in New Castle county, Delaware. Even so, taxes are still a formidable expense for most farmers. “When you buy a farm, make sure the real estate taxes have been paid up to the current year and are prorated from the time you take over,” he advises. If the farm is located within town limits, a separate tax rate may apply. Find out whether the town or county is planning any large expensive improvements such as new schools, water or sewage systems in the future. Such expenditures will raise the tax rates. Find out whether you’ll have ac cess to the utilities and services necessary for modern farming. Find out, too, what’s available in terms of adequate schools and transportation, medical, dental and social services, shopping centers, churches and amusements to meet your family’s needs. Finally, before you produce a product, you need to consider the market situation. What will be your marketing options if you acquire a particular farm? For maximum profit you’ve got to be able to sell what you raise while it’s in peak condition. You’ve also got to command the highest price possible. Developing a good marketing program is just as important as developing a good production program if you’re to be a successful farmer.
