An infla ted currency produces speculation; speculation, easily-got wealth; easily got wealth, profusion. Goods which are worth fIOO at the instant of passing the custom house immediately mount to $157 when estimated in the currency for which they are to be sold. In other words, the con sumer pays a dollar and fifty-seven cents for every dollar’s worth of goods. If the intlntion of the currency acted in pre- cist-ly the same way on his means of payment that it does on the prices of goods, he would suffer no Joss. But this is not the case. Rents and real estate do not rise in the same ratio as gold; con peqeuntiv the income from such a proper- • ty buys a smaller quantity of goods, and the country becomes poorer by its foreign trade. The rent of the same house, store, or farm buys less silk or broadcloth than if our currency were of the same value with that of the rest of the world. The same thing is true of the wages of labor, which never keep pace with the upward tendency of gold. The same day’s work will buy less coffee or sugar than if currency were at paT. Why do the wages of labor and the rents of real estate rise more slowly than the price of gold? A large portion of the real estate of the country is under mortgage, or leased for a term of years. As the*inflated cur rency will pay the interest on the mort- gage and discharge the mortgage itself, and will likewise pav the periodical rent due on long leases, it is obvious that all that portion of real estate subject to these kind of engagements can yield to the owners no larger income in green-backs that it did in currency exchangeable at par for gold. This tendencjoof real es tate to engagements extending through a term of years steadies its market value and obstructs its rise. The tendency of an inflated currency, therefore; is to di minish, the value of accumulated property and impoverish its owners. As the cur rency must ultimately return to the specie standard, and as nobody can predict when or how soon, all purchases of real estate are made and all leases taken in view of that contingency. A man who takes a' three or five years’ lease to-day will not engage to pay fifty or sixty per cent, more rent than the same property com- T manded three years ago, because befdre' the lease is half expired he may be obliged to pay his rent in sound currency. The same remark will apply to the installments of a mortgage. But a man readily pays fifty or sixty per cent, (whatever the market value at the time may b'e) pre mium for gold because gold is an article which he can sell and get off his hands any day in the year. But transactions in real estate are too slow and uncertain to allow its holders to save themselves from loss by 3udden sales. The wages of labor are subject to the same influence, but not to the same degree. Farm laborers are hired by the year or by the season, and the employer will pay no more at the end of the year than he agreed to pay when the contract was made at its beginning. In making a con tract for the next year, he does not know what the value of the currency will be at its close, and he accordingly tfims to be on the safe side. In manufacturing in- 1 dustry, shorter engagements and com petition among employers are more favor able to an increase of wages; but the difficulty of reducing them when once raised, and inability to anticipate how the price of gold will be affected by tie currency at the time of future sale, must prevent wages rising in the same ratio as prices. It is plain, therefore, that the effect of an inflated currency is to take bread from the mouth of the laborer and money from the pocket of the owner of property.
