Tribune. i The most interesting change of which the census gives account is the increase in the number of farms. Tho number haa virtually doubled within twenty years.! Tho population of the country has not in-J creased in like proportion. A large part of the increase in number of. farms has been due to the division of great estates. Nor has this occurred, as some may im- acrine. exclusively in the Southern states' and the states to which 'immigration and migration have recently been directed. It in an important fact that the multi plica-: tion of farms has continued even iu the older Noithcrn states, though the chaugo has uol been as great in these as iu states of tho far Went or tho South. In New ', York there has been an increase of 25,000 or 11.5 per cent, in the number of farms since 1870 ; in New Jersey the increase has been 12-2 percent., and in Pennsylva nia 22.7 per cent., though the increase in papulation, and doubtless in the number of persona engaged iu farming, has been much smaller. Ohio, Indiana, and Illinois, also, have becu considered fully settled states for years, at least iu an ag ricultural point of view, and yet the num ber of farms has increased 2G.1 per cent, in t?n years in Ohio, 203 per cent, in In diana, and 26.1 per cent, in Illinois. Tho obvious explanation is that the growth of many cities and towns has created a mat kct for a far greater supply of those pro ducts which may be most advantageously crown unon farms of modetato size : but eveu if this fully accouuts for the phe nomenon, tho change must bo recognized as one of the highest importance indus trially, socially, and politically. The mau who owns or rents and cultivates a farm stands on a' very different footing from tho laborer who works for wages. It is not a small matter that, in these six states alone, there are 203,000 more owners or managers of farms than there were only a decade ago. As wo go further towards tho border, west oruorth, the iulluouco of the settle ment of now land is more distinctly felt. Even in Michigan, where new railroads have opened new regions to settlement, the increase in farms has becu over 55 per cent. In Wisconsin, though the increase in mileage lias been about tho same as in Michigan, the reported increase in number of farms has been only 28 per cent., but in Iowa it rises to 00 per cent., and iu Minne sota to ntai 1 y 100 iter cent. In Kansas the number of farms is" 138,501, agaiust 152,202 in 1870 ; iu Nebraska, CS.387 against 12. 301 ; and in Dakotah 17,435 against 1,720. In these regions tho process is one of cre ation of now states rather tliau a change in the social and industrial condition of tho population. Some Southern states liavo gained largely, but the increase in these, though very great, is less surprising than in the new states of the Noi tuwest. Tho pre vailing tendVncy of Southern agriculture to large faims and tho employment of many hands is especially felt iu states where land is less abundant. The greatest increase is iu Texas, whero 174,184 farms are repotted, against 01,125 in 1S70 ; in FloiicU, with 23,438 farms, against 10,241 in 1S70 ; and in Arkansas, with 1)4,433 farms, against 49,424 in 1870. In Missouri 215,575 Janus arc repotted, against 143,428. in 1870. In these states, though social changes have been great, the increase in number of farms hasbcen largely due. to new settlements, as in the states of the far Northwest. But the change in tho older Southern States io of a diOereut, character. Virginia, for example, has long been settled, and had 77,000 farms thirty years ao. Hut tho increase iu number within the past ten years has been 44,083, or 50.5 per cent. Contrasting this with the in crease in Now Yoik a remarkable differ ence appears. West Virginia had lew more fauns ten years ago than New Jer hey ; now it lias nearly twice as many, and has gained in number nearly CO per cenl. North Carolina, too, has increased 7S per cent, in number of farms since 1S70, and South Caroliua 80 per cent. In Georgia tho increase has becu still greater from 09,950 to 138,020, or nearly 100 per cent. In Alabama there are 135.8G1 farms,agaiust 07,382 in 1S70, and increaso of over 100 per cent. These proportions, contrasted with those for the older Northern states re veal achango that is nothing less than an industrial revolution. Hut the forco of this tendency to division of estates has been greatest in the states named. Where as tho ratio of increase in number of farms becomes greater in Noithcru states as we go from the East towards the Mis sissippi river, at the South it is much smaller iu Kentucky, Tennessee, Missis sippi and Louisiana, than in tho older states on tho Atlantic coast. Thus in Louisiana the increase has boca from 28, 481 to 48,292 farms, or 70 per cent., and iu Mississippi from 08,023 to 101,772 farms, or less, than 50 per cent., against 100 in Alabama and Georgia. In Ken tucky tho increaso has been from 118,422 ti 100,453 farms, or 40 per cent., and in Tennessee from 118,141 to 1(15,050 farms, or 40 per cent., against 00 in Virginia and West Virginia and 78 iu North Carolina. Tims, while tho tendency to division is far greater than iu the Northern stales of correspond mg age, it is round iu lull force only in six of tho older Southern states, Alabama, West Virginia, aud (our ou tho Atlantic coast. In these, tho revolution already effected foreshadows and will al-liin.-t'certaiulv bring about important po litical changes! within a few years.
