AN ORDINANCE AMENDING THE MOUNT JOY BOROUGH ZONING ORDINANCE OF
1975, AS AMENDED, BY AMENDING SECTION 510.b, PERMITTED USES,® AND
SECTION 510.d, AREA AND BULK REQUIREMENTS, SECTION 302, DEFINITIONS,
AND SECTION 605, PROJECTIONS INTO REQUIRED YARDS.
BE IT ENACTED AND ORDAINED by the Borough Council of the Borough of Mount
Joy, Lancaster County, Pennsylvania, as follows:
Section 1. Section 510.b of the Mount Joy Borough Zoning Ordinance of 1975, as
amended, concerning the permitted uses is hereby amended to read as follows:
Section 510.b—Permitted Uses: Mobilehome parks including individual mobilehomes,
accessory uses and buildings, open space, common areas and recreational facilities. All
permitted uses shall meet the plan requirements of Section 510.f of this ordinance.
Section 2. Section 510.d of the Mount Joy Borough Zoning Ordinance of 1975, as
amended, concerning area and bulk requirements is hereby amended to read as follows:
Section 510.d—Area and Bulk: Mobilehome parks shall contain a minimum of three
acres.
Minimum average lot size: 5,000 square feet
Minimum individual lot size: 4,200 square feet
Miniumum setbacks for individual mobilehomes:
Setback from any public street or road —30 feet

Section 3. Section 302 of the Mount Joy Borough Zoning Ordinance of 1975, as
pmended, concerning the definition of terms is hereby amended by adding the following
terms:
Section 302—Definition of Terms:
Driveway: A path as for vehicles leading from the street to a garage or a house.
Patio: An accessory use; an uncovered, improved or paved courtyard.
Mobilehome Lot Line: A recorded boundary of an individual mobilehome lot within a
obilehome park.
Section 4. Section 605 of the Mount Joy Borough Zoning Ordinance of 1975, as
= concerning projections into the required yard is hereby amended by deleting
he reference to paved terraces in Section 60S.b.
Section 5. All other parts, sections, subsections and provisions of the Mount Joy
porous Zoning Ordinance of 1975, as amended, shall remain in effect as heretofore
dopted.
