We will now reverse the order of illustration,
commence with the lower grades and proceed
upwards; and at the same time, endeavor to ap
ply, known, established and acknowledged facts,
and principles, and thus arrive at just deductions,
.as to the relative and intrinsic value of property
in particular position within the limits of a city,
its suburbs, and the surrounding country. And
here, as with the value of farms, at our com
mencement, we must have a starting point,
MI acknowledged basis of argument, with re
,r,ard t, which there shall be no diversity of
plus --shout which, all classes will cheerfully
unite, as we have shown that all do unite, upon
the value of a farm, which will regularly rent fur
six dollars per acre, per annum.
11 e will assume, then, that labor is the basis of
,aloe, or wealth—fur in this, we arc -m,tnined by
high and respectable authority.
Those who earn their dollar a day, or $3llO a
Sear, will pay $5 a !booth, or s6il a year, rent.,
rather than walk any considerable distance from
the place of their regular employment to obtain
a cheaper rent—even though given to them.
NY, matter whether they have fixed, local employ
ment, as in manufacturing, or pick up an acci
dental and precarious support, as the hackmen,
draymen, porters, daily laborers, .tc., about our
puhlic landings and wharves. If these classes
can procure lots of ground, 20 to 2i; 'cot front,
for $2O to $25 the foot, or $4OO to sSts) the
lot, many of them will buy, and build houses
worth $4OO to $501) each, making the house and
1.,t worth $6OO to $l,OOO, and calling for a rent,
or interest, of $5O to $(10 per annum, or about
per mouth : precisely what all experience has
shown that they are able and willing to pay.
They can to this, feeding, clothing and educating
their .Idb:run as well as their neighbors who
live by their industry, in the employment of
others, with-tit the :lid of previously acquired
pr.,perty
We have now arrived at a fair minimum value
per fuot front, fur all grounds within a resonable
distance from places of employment, at $1 a
day, or $lOO a year, and this minimum is $2O to
s2.h the focd p front, or !rum .$6,000 to $B,OOO per
acre
We will new take, for illustration, the public
sapling of Cincinnati, as n permanent natural
centre, precisely adapted to our argument; for
it i= a place where hundreds of industrious indi
viduals must be employed daily, and where their
!-ervices will command a dollar a clay. And there
is no fear that it will be otherwise; for steamers
csnnot go on to Mount Auburn or Walnut Mils
neither will they receive or discharge freight
upon the summits of Newport or Covington, but
,ipi. o the margin of the Ohio, and somewhere
bear the centre of the great natural basin now
eccupie.l by these three cities. This basin, it
trill be perceived, is surrounded by hills, from

or other of the classes above named; and these

That such a day id not distant, may be infer
red from the fact that each year now adds about
2,1 X -10 buildings, and that these buildings require.
from 150 to 200 acres of ground—allowing even
from 10 to 15 lots to an acre. A very little of
arithmetic must convince the most skeptical;
that unoccupied lots are fast vanishing from our
sight ; that a ratio of over 100 acres a year, will
very soon place the fast remnant of vadinti
ground, within the circuit named, above the.
minimum of $2O the front foot.
