of the year when farmers and others are buying
and selling Real Estate. we insert the following.

thoughtsand things to be taken into considera
tion that a volume would scarcely serve to dis
cuss, yet some of them may profitably be hinted
at within the limits which here circumscribe no.
it hht is a farm! should first be asked! for,.in
1 the consideration of any subject, it is time well
applied which is spent in getting a clear idea of
the word that names it. A farm, for us, means
a portion of laud cultivated and managed by the
owner, who lives upon it: hence it takes in the
! thought of home, so that homestead is almost a
synonymous. Hence, among things to he con
sidered in the choice of a farm, we shall say:
1. The farm should be pleasantly and con
veniently situated as shame. The health, com
fort and happiness of those who are to occupy
it, are of prime importance—so every social and
physical influence which bears upon them
should have due weight in determining a choice.
however fertile a farm may ho if the locality is
MI unhealthy one, it raunot make a pleasant
home. If fertile and healthy butsurrounded by
a moral ruumnia—or with few i.ocial privileges
and advantages.—it cannot lie a pleasant home.
2. The farm should be in agreement with the
means and eircunit awes of the owner. A
farmer need- capital as well as land to operate
profitably. .. great error in American husband
, ry is, that the furies are almost universally too
large for the labor and capital at the command
of those who carry them on. Ilence arises a
train of eviLs which we have often sought to
bring before our readers.
The farm should Inc suited to the products
proposed--and the, should conform with the
demands of the market, and the taste and expe
rience of the owner. Some farms are hest cal
culated for grain -cutting, others fur the dairy:

many localitic- the, may he profitably combin

ed in such a coupe of industry. The recent
great increase in the iscilitie- for transporta
tion, intluencei4 a large extent of country. And

come desirable for farming purposes. Still, it
i* worthy to he thought of, whether it will cost
ten cents or one ill/ mired, to tiring a product
before the covi-unier. and the value of the farm
