to be sold being all that lot or parcel of land, together with the improvements thereon, and also togeth
er with and subject to all easements, rights of way, benefits and appurtenances thereunto belonging or
appertaining, situate, lying and being in Caroline County, Maryland, and being more particularly
described as follows;
Beginning at a concrete monument lying at the intersection of the southerly line of land now or for
merly of Harry W. Smith as recorded among the Land Records of Caroline County, Maryland in Liber
210, folio 182 (Parcel 1) with the westerly line of land now or formerly of George H. Keomg, as record
ed among the Land Records of Caroline County, Maryland, in Liber 94, folio 529; said point also being
the northeast corner of the herein described lot. RUNNING THENCE along the westerly line of land
now or formerly of George H Koenig, South 32 degrees 25 minutes 12 seconds East, a distance of
581 25 feet to an iron rod lying at the northeast corner of and now or formerly of Andrew M. West, as
recorded among the Land Records of Caroline County, Maryland, m Liber 113, folio 583. THENCE
along the northerly line of land now or formerly of Andrew M West, South 57 degrees 57 minutes West
a distance of 399 10 feet to an iron rod lying at the southeast corner of Lot I, as shown on a plat pre

Plat No 53. a plat record book for Caroline County, Maryland THENCE along the division line
between Lots 1 and 2, as shown on the aforementioned plat, North 36 degrees 34 minutes 43 seconds
West, a distance ot 548 21 feet to a concrete monument lying on the southerly line of land now or for

Smith, North 53 degrees 25 minutes 17 second East, a distance of 440 0 feel to the point or place of
beginning and containing 5 416 acres, more or less
The above-described Property being all the same property which was conveyed to Kenneth J. Moore
h\ deed dated June 27, 1996, from Charles S Iglehart and Jane M. Iglehart, recorded among the Land
Recoids of Caroline County, Maryland at Liber 302, Page 115.
The Property is being sold and will be conveyed “AS IS, WHERE IS”, without recourse, together
with and subject to all applicable conditions, restrictions, convenents, limitations, rights of way, streets,
alley s, reservations, easements, and appurtenances of record and subject also to all environmental con
ditions affecting the Property, if any The undersigned Trustee makes no warranties or representations,
express or implied, with respect to any matters concerning the Property, included but not limited to,
condition of the Property, matters of survey or title, tenancies or parties in possession, zoning compli
ance, housing or other governmental or regulatory violations, etc.
Pursuant to an Order of the United States Bankruptcy Court for the District of Maryland, the afore
said property is expressly sold free and clear of the mortgage hen of American Federal Savings Bank
and all other hens and encumbrances, if any, with all such valid liens and encumbrances attaching to
the proceeds derived from sale
TERMS OF SALE: A deposit of Ten Thousand Dollars ($lO,OOO 00) will be required at the time of
sale in cash or by certified check or other form of payment acceptable to the undersigned Trustee in the
said Trustee’s sole discretion; the balance to be paid upon final settlement. Interest shall accrue on the
unpaid balance of the purchase price at the rate of twelve percent (12%) per annum for the date of sale
to the date of settlement. If the purchaser fails to make settlement within thirty (30) days following the
date of sale, time being of the essence thereto, the entire aforesaid deposit may, at the option of the
aforesaid Trustee, be forfeited and retained as liquidated damages and notice of said forfeiture shall be
provided to the purchaser by the Trustee. If the deposit is not forfeited as liquidated damages, but is
instead retained by the Trustee in escrow pending resale of the Property, The Property may be resold
by the Trustee at the risk and expense of the defaulting purchaser, and the deposit shall thereafter be
applied as required to any subsequently realized loss of the Trustee by virtue of the default by the said
purchaser and the resale of the Property including any expenses incidental thereto. All taxes, water, and
other public charges and assessments shall be pro-rated on and as of the date of said sale and shall be
assumed thereafter by the purchaser Following the date of sale, all risk of loss to the Property shall be
assumed by the purchaser The purchaser shall pay the cost of all documentary stamps, transfer taxes,
(including but not limited to that agricultural land transfer tax imposed by Maryland Tax Property Code
l3-302, which said tax may be applicable to the sale and transfer of the property), document prepara
tion and other costs of settlement The undersigned specifically reserves die right to reject any bids
submitted The Trustee reserves the right at the sale to vary, modify, alter or qualify any of the forego
