agricultural land prices mirror a
good farm economy in Ohio, even
though values still have a long
haul to reach peak levels of the
early 1980 s, said an Ohio State
University agricultural economist
Allan Lines predicts that agri
cultural land in Ohio will average
$1,833 per acre in 1996. However,
when adjusted for inflation, this
equates to $1,121 per acre com
pared to the 1981 (leak of $1,831
per acre, or a $7lO-per-acre
difference.
“Land prices have recovered in
terms of dollars but have not
necessarily come back in terms of
the inflationary impact in the eco
nomy,” Lines said.
Land value gains are due to
some of the best crop prices in
years, projected to give farmers a
net income gain of S29S million in
1996, Lines said. Modest gains in
land values should continue
through the rest of this decade as
projected increases in agricultural
exports give strong support to
grain prices.
Higher crop prices should also
soften the impact on land prices
should Congress reduce or elimi
nate subsidies in the next farm
bill, Lines said. Farm programs
contribute less than $lOO per acre
to land values anyway.
Farmers’ balance sheets show
they are on more solid financial
ground these days. They became
more financially conservative
after swallowing the bitter pill of
the farm crisis in the early- to
mid-1980s.
“Basically, it’s a situation
where farmers have paid off their
debt in the last few years, have
had strong incomes, and the cash
position on their balance sheets
has increased,” Lines said.
A stronger financial picture has
put farmers in the mood for buy
ing land, so traffic should be brisk
at land auctions in the coming
year. Land prices away from
urban areas will be driven by far
mers demand rather than by such

Lines said fanners still need to
be cautious, but not necessarily
afraid of re-entering the land
market. Buying land makes sense
if it makes the operation more effi
cient than other investments. The
farmer should also consider
whether a bigger operation will
improve the family’s standard of
living, he said.
However, a farmer can get the
same benefits by renting land,
which can be cheaper than an out
right purchase. Farmers who rent
also forgo capital gains increases.

in cash. He recommends an
amount equal to half of the pur
chase price.
Fanners’ main concern should
be to leam from history and not
repeat mistakes of overcagemess,
Lines said.
“I want fanners to be wary of
what happened 15 years ago,” he
said. "Don’t bypass the memory
or experience some other people
had by making what seemed to be
a good deal and having it go sour.”

linked via television satellite at

offices and other sites throughout

state and Ohio—or anyplace with
a satellite dish capable of picking
up the KU band.
There are two dates involved
Wednesday, Dec. 6, and Wednes
