in cash at settlement which must occur on or before 60 days from the
date of sale, time being of the essence. Otherwise, both deposits shall

purchaser. Interest is to be paid on unpaid purchase at 8.5% per
annum from date of sale to date of settlement. Costs of
conveyancing, recording, transfer taxes, documentary stamps and all
other costs incident to settlement shall be borne by the purchaser.
