The undersigned will offer at public sale all that tract or parcel of land situate and located in the Emmitsburg
Election District of Frederick County, State of Maryland, which according to a survey prepared by Robert Fre
derick Gauss and Associates on July' 13,1992, contains a total of 153.1265 acres of land, more or less, in both
parcels. Copies of the plat and the metes and bounds description may be obtained from the undersigned auction.

Shoemaker and Ruth S. Shoemaker by deed dated February 21,1985, and recorded among the Land Records of
Frederick County in Liber 1273, folio 521, and by Otis W. Shoemaker, Personal Representative of the Estate of
Ruth S. Shoemaker unto Otis W. Shoemaker and David Scott, Trustees by deed dated January 17,1991, and
recorded among said Land Records in Liber 1692, folio 747.
TOGETHER with all rights, ways, privileges, and appurtenances thereunto belonging or in anywise apper
taining, especially a 30 foot wide right-of-way running along Bollinger School Road and Shoemaker Road
from Bullfrog Road, to the Monocacy River, IS feet from the centerline, as described in a deed from Daniel W.
Shoemaker, et al unto the County Commissioners of Frederick County dated February 21,1901, and recorded
among the Land Records of Frederick County in liber DHH-7, folio 747.

cash or certified check within sixty (60) days from the date of sale. Time is of the essence. If payment of the
