While research continues to
provide information on the
disease-causing organism, control
of the swine dysentery and other

Glock said.
In addition to elimination

basic information on swine

PROPERTY OWNERSHIP
How should you own property
and why are questions many
people ask. Let’s look at some of
the ways property can be owned by
individuals.
1. Joint tenants of the entireties -
jointly owned property between
husband and wife. The survivor
automatically gets the property. It
can be used with any type of
property.
2. Joint with rights of sur-
College of Agriculture and Life
Sciences at Cornell University and
director of the Cornell University
Agricultural Experiment Station
at Ithaca, effective July 1.
Scott succeeds Theodore L.
Hullar who is now executive vice
president at the University of
California at Riverside. Hullar
came to Cornell in 1979 as
associate director of research and
of the agricultural experiment
station; he had been director of
research and of the agricultural
experiment station since 1981.
As director of research, Scott
will provide leadership in the
development and administration of
the overall research effort of the
New York State College of
Agriculture and Life Sciences. As
director of the experiment station,
he will serve as the chief executive
officer in the administration of
federal research grants and
cooperative projects conducted in
the New York State College of
Agriculture and Life Sciences, the
New York State College of Human
Ecology, and the New York State
College of Veterinary Medicine, all
at Cornell.

vivorship - jointly owned property
between people other than husband
and wife where it is desired that
the survivor receive the property
3. Joint as tenants in common -
jointly owned property with each
party owning a share of the
property. Example; Bill Brown
and Joe Green own a house as
tenants in common. Bill can sell or
will or gift his share without Joe’s
approval unless they have a prior
agreement otherwise. The shares
are as if they were owned in
dividually. This method of
ownership can be for husband and
wife as well as for other people.
4. Individual - anyone can own
this way.
5. Uniform Gift to Minors Act -
Custodial account-owner is a
person under the age of 21. The
custodian can be any adult. In
come of the property goes to the
minor if the minor’s Social
Security number is the one listed.
JOINT TENANCY BETWEEN
HUSBAND AND WIFE
Advantage - There will be no PA
inheritance of Federal estate tax
on the estate of the first spouse to
die. The surviving spouse will
automatically get the property
with no probate and nominal fees.
The surviving spouse can continue
the business as is with no need to
account to anyone.
Disadvantage - Property owned
like this can not be willed by the
first spouse to die. Thus it could not
be used to fund a by-pass or non
marital trust (to escape taxes upon
the death of the second spouse).
The first spouse to die has no legal
say over the disposal of this
property.
Suggestion - Be careful that you
understand the full implication of
this type of ownership. Personaly,
I would want all of my farm real
estate and my house to be owned in
this way. Owned any other way
will probably result in extra taxes
or extra costs for a trust or
reduced flexibility in operating the
farm business.
