of Maryland, Civil Number M-83-3715 in the case entitled the
United States of America through its agency, The Small Business
Administration vs. Edward S. Lee and Theodore H. Spencer,
individually and as partners t/a The Spencer-Lee Farm, the
undersigned Trustee will sell at Public Auction the following
described real estate on

All those tracts or parcels of land lying and being situated in the Second
Election District of Worcester County, State of Maryland, and being more
particularly described as follows;
Being all that tract or parcel of land lying on the Southerly side of Mc-
Cabe’s Corner Road, formerly known as the County Road from Snow Hill to
Franklin School House, containing acres of land, more or less, and
being shown and designated as Lot Nos. L, M, N, 0, P and Q on the plat
dated July 12, 1860, made by John R. Purnell and recorded in Court
Proceedings No. 8 at Folio 22, among the Land Records of Worcester
County, Md.
The above described real estate is improved by a 750 head capacity
farrow to feeder hog operation constructed in 1979 and 1980. The system
has a complete confinement breeding barn with individual stalls for the
first 30 days of pregnancy and pen gestation for balance of pregnancy.
There is open gutter flush for pen gestation and boar pens, as well as in
dividual boar pens.
The farm has four 30 crate farrowing rooms with K.G. Johnson
farrowing crates that have aluminum slats and solid wood center section
floors. There is a two stage nursery system, the first stage has punched
plank flooring, the second stage has aluminum slat flooring. The gestation
houses have open gutter flush system. Breeding, early gestation,
farrowing and nursery areas have under slat dump tank flush. The interior
and exterior walls of the farrowing houses and nursery are galvanized
Breeding and gestation houses have concrete block and curtain wall
construction. The property has a large single cell lagoon system.
This farm is in excellent condition and is located near numerous feed
mill and grain storage operations, as well as being in close proximity to a
good feeder pig market

Terms of Sale: A deposit of $60,000 cash or certified check will be
required of the purchasers at the time and place of sale, balance to be paid
in cash upon final ratification by the U.S. District Court and to bear in
terest at the rate of ten percent (10%) from day of sale to date of set
tlement. Taxes, water rent, to be adjusted as of date of sale. AH public
charges and assessments payable on an annual basis including sanitary
and/or metropolitan district charges to be adjusted for the current year to
the date of sale and assumed thereafter by the purchaser. The property
wiU be sold subject to any easements, agreements, covenants, zoning or
restrictions of recording affected the same, if any. The purchaser
assumes the payment of the Maryland Agricultural transfer tax, if any.
Cost of all documentary stamps and transfer taxes, recording costs, title
