Farmland rallies
WASHINGTON, D.C. -
Farmland prices have in
creased an average of nine
per cent for the year ending
Feb. 1, according to the
United States Department of
Agriculture. The increase is
the smallest since 1972, the
Department adds.
Combining this with a
slight increase in farm size,
the average value per
operating unit increased 9.7
per cent to $195,800. During
the year ending Feb. 1, 1979,

the value of farmland is
expected to rise another six
to 10 per cent, primarily
reflecting the pickup in farm
income since late in 1977 and
i he general inflation rate.
The total value of farm
real estate was $524 billion
on Feb. 1 of this year, up $42
billion from the preceding
year. Building values ac
counted for $9O billion or 17
per cent of the total value.
The national average value
per acre was $490, with state

Major land value in
creases over the survey year
were not confined to any
particiular region, the USDA
report says. States with the
sharpest gains -13 per cent
or more - included
Wisconsin, South Dakota,
Mississippi, Louisiana,
Missouri, Ohio, Kentucky,
and California. Nebraska
was the only state showing a
decline for the year, down by
four per cent. However,
between Nov. 1,1977 and Feb
1, 1978 land values also
moved down slightly in
Kansas, New York, North
Carolina, and West Virginia.
USDA describes land
transactions as a sellers
market because of the
slowed increase of farm
values. The rate of farm
transfers has decreased by
three per cent. Nevertheless,
USDA adds that the sellers
market isn’t nearly as strong
now as whaHt was in early
1977.

farmland purchases in the
last survey year, compared
